                Terms & Conditions*
                1. You commit to ensuring your installation and/or improvement remains in good repair.

                2. You agree to reimburse the Strata Company for any damages or losses to the buildings or common property directly resulting from your installation and/or improvement.

                3. Should your installation and/or improvement pose safety risks, deteriorate, or cause damage to any part of the building or common property, you are obligated to, within seven (7) days of receiving written notice from the Strata Company:

                –3.1 Remove and restore the installation and/or improvement and any affected common property or exclusive use area to its original state at the time of installation.

                –3.2 Completely replace the installation and/or improvement.

                4. If you fail to:

                –4.1 Maintain your installation and/or improvement, or

                –4.2 Remove your installation and/or improvement after receiving written notice from the Strata Company as per item 2,

                the Strata Company may:

                –4.3 Repair or maintain your installation and/or improvement at your expense, or

                –4.4 Remove your installation and/or improvement, restore the affected area, and retract the permission granted to you, all at your cost.

                5. You confirm that the alteration/improvement complies with any local government/planning/fire safety authority or by-laws.

                6. You confirm that the work shall be carried out by suitable qualified and insured tradespersons.

                7. You agree to fully indemnify the Strata Company, as the lot owner against any damages caused to the development or any property under their management. Any damage caused by you, your contractor or your representatives must be immediately rectified at your expense.

                8. All expenses associated with the installation and/or improvement will be borne by you.

                NOTE: This application and indemnity are subject to the Strata Company’s approval. No work prescribed in this application may commence without written approval from the Strata Company.
